Since 2016, my equity portfolio has gradually evolved into a Real Estate / dividend income portfolio. I live in Belgium and i focus mainly on Belgian real estate or high yield dividend companies to avoid double taxation of dividends.
As soon as the portfolio reaches a larger size, I will continue to diversify by adding foreign securities. My purpose is to invest into foreign real estate through ETF. An individual page is dedicated to my ETF portfolio.

Goals

As i mention into the income introduction page i set some S.M.A.R.T. objectives. I guess this one is very optimistic but it will keep me motivated to reach the goal. This is the journey until retirement, i will update the data every year.

Strategy.

Sector : i will limit my selection to Real Estate and Financial services companies. These companies usually provides higher dividend yield.

Fundamental analysis & overview : I do not want to pay too much for the companies, so they do not have to be overvalued. That doesn’t mean i will wait until a company is undervalued to buy its shares. I will define values ​​not to be exceeded for some ratios.

Dividend yield : It may seem strange that the dividend comes last. But I could accept a lower dividend yield for a faster growing company. On the other hand, I will be attentive to the growth of dividends.

Technical analysis : I haven’t been very good at it in the past. I tried to analyze and understand my mistakes. Therefore, I plan to use technical analysis to add stocks to the portfolio. Finally, I would like to be able to define a stop loss strategy in order to protect the portfolio in the event of market crash.

The adventure will start the following portfolio.

This is the end 2019 portfolio the values were taken the in the middle of the day on January 3rd. In a buy and hold point of view this is not the most important point. For the next update the i will use the closing values.

IMMOWDP

Some securities are in the portfolio for years. Such as AGEAS that was already in the portfolio before the crisis of 2008. This is the main reason of the negative return. This bad return is the consequence of several mistakes i made. I will dedicate an article to describe the mistakes i have made since i am investing in securities.

I suppose you notice the negative price for ATEB (Atenor) this is the result of selling my position minus 1 security.

This portfolio is the result of the migration from a-non-strategic-portfolio to a dividend income & real estate portfolio. This means it will contains about 70% of Real Estate companies in the final composition.

Pretty soon i will write a company profile so i could introduce you to these companies.
